The Realty Bulls Brokerage (“The Realty Bulls,” “we,” “us,” or “our“) respects your privacy and is committed to protecting the personal information of everyone who visits therealtybulls.com (the “Site“), registers for our Virtual Office Website (“VOW“), submits a form (including our Worksheet or Platinum Access requests), or otherwise interacts with us.
This Privacy Policy explains what personal information we collect, why we collect it, how we use and disclose it, how we protect it, and the choices and rights available to you. It applies to the Site, the VOW, and all related services offered by The Realty Bulls Brokerage, unless a separate policy is provided for a specific service.
By using the Site or the VOW, you consent to the collection, use, and disclosure of your personal information as described in this Policy. If you do not agree with this Policy, please do not use the Site or register for the VOW.
The Realty Bulls Brokerage is a real estate brokerage registered under the Trust in Real Estate Services Act, 2002 (Ontario) (“TRESA“) and regulated by the Real Estate Council of Ontario (“RECO“).
We collect, use, and disclose personal information in accordance with the federal Personal Information Protection and Electronic Documents Act (“PIPEDA“) and, where applicable, provincial and territorial privacy legislation, including Quebec’s Act respecting the protection of personal information in the private sector (“Law 25“) for visitors located in Quebec. Where our marketing communications are concerned, we also comply with Canada’s Anti-Spam Legislation (“CASL“). Where we collect, use, or disclose personal information in connection with the Multiple Listing Service® (“MLS®“) system, we also comply with the MLS® Rules and Policies and VOW Rules of PropTx and the Toronto Regional Real Estate Board (“TRREB“).
We are guided by the ten internationally recognized privacy principles found in PIPEDA’s Schedule 1: accountability; identifying purposes; consent; limiting collection; limiting use, disclosure and retention; accuracy; safeguards; openness; individual access; and the ability to challenge our compliance.
Depending on how you interact with us, we may collect:
We do not knowingly collect sensitive financial account numbers, banking credentials, or government identification numbers through the Site itself; where such information is required (for example, to process a deposit), it is collected through secure, separate channels appropriate to that purpose.
We collect personal information directly from you (for example, when you fill out a form, create an account, or speak with one of our agents), automatically through your use of the Site (see Section 8, Cookies), and, occasionally, from third parties such as builders, co-operating brokerages, referral partners, or PropTx/TRREB, always in a manner consistent with this Policy and applicable law.
We collect, use, and disclose personal information for purposes including:
We will not use your personal information for a new purpose that is materially different from the purposes described above without first obtaining your consent, unless required or permitted by law.
By providing personal information to us, you consent to its collection, use, and disclosure as described in this Policy. Depending on the circumstances and the sensitivity of the information, we rely on express consent (for example, an opt-in checkbox for marketing emails) or implied consent (for example, where you voluntarily provide contact information to request a callback). You may withdraw your consent at any time, subject to legal or contractual restrictions and reasonable notice, by contacting us using the details in Section 18. Withdrawing consent may limit our ability to provide certain services to you, including VOW access.
Like most websites, the Site uses cookies, pixels, web beacons, and similar technologies (“Cookies“) to operate the Site, remember your preferences, understand how visitors use the Site, and — where enabled — support advertising and remarketing. This may include tools such as Google Analytics, Google Ads, and the Meta (Facebook/Instagram) Pixel, which may collect information about your visits to this and other websites to help us and our service providers measure performance and deliver more relevant advertising.
Categories of Cookies we may use include:
You can control or disable Cookies through your browser settings; most browsers let you refuse or delete Cookies. If you disable Cookies, some features of the Site — including VOW login — may not function properly. Where required by law (including for visitors in Quebec), we will obtain your consent before using non-essential Cookies. The Site does not currently respond to “Do Not Track” browser signals.
We will only send you commercial electronic messages (such as marketing emails or texts about listings, projects, or promotions) where we have your express or implied consent, as permitted under CASL. Every commercial electronic message we send will identify The Realty Bulls Brokerage as the sender, include our contact information, and provide a readily performed method to unsubscribe, which we will action within 10 business days. You may withdraw consent to marketing communications at any time by using the unsubscribe link in any message or by contacting us directly; this will not affect transactional or service-related communications necessary to a transaction you have requested.
We do not sell your personal information. We may share personal information with:
Some of our service providers may be located outside Canada (see Section 11).
Some of the service providers we use to operate the Site, host data, or send communications may store or process personal information on servers located outside Canada, including in the United States. As a result, your personal information may be subject to the laws of those jurisdictions, including lawful access by foreign courts, law enforcement, or government authorities. By using the Site, you acknowledge this possibility. We take contractual and technical steps to require our service providers to protect personal information consistently with this Policy.
We retain personal information only as long as necessary to fulfill the purposes described in this Policy, including satisfying legal, regulatory, accounting, and MLS® compliance obligations. For VOW accounts, we retain account records for at least 180 days after the expiry of your password’s validity, and otherwise as required by the VOW Rules and MLS® Rules and Policies. When personal information is no longer required, we securely destroy, delete, or anonymize it.
We use physical, administrative, and technical safeguards appropriate to the sensitivity of the information, including email verification, encrypted password storage, session inactivity timeouts, restricted access on a need-to-know basis, and measures designed to detect and prevent unauthorized access, use, disclosure, and automated data harvesting. No method of transmission or storage is 100% secure, and we cannot guarantee absolute security. If we become aware of a breach of security safeguards that creates a real risk of significant harm, we will notify affected individuals and the applicable privacy regulator(s) as required by law.
We will make reasonable efforts to keep personal information as accurate, complete, and up to date as necessary for the purposes for which it is used. You can help us by keeping your account and contact information current and by promptly notifying us of any changes.
The Site and VOW are not directed to, and are not intended for use by, children under the age of 16. We do not knowingly collect personal information from children. If you believe a child has provided us with personal information, please contact us so we can delete it.
Subject to limited exceptions provided by law, you have the right to:
